POSITION SUMMARY: Our client is seeking an experienced Commercial Property Manager to oversee a portfolio of retail shopping centers. The ideal candidate will have a minimum of five years of commercial property management experience, exceptional client relationship skills, strong financial acumen, and the ability to manage multiple priorities in a fast-paced environment. This position is responsible for maximizing property performance through proactive operations management, tenant relations, financial oversight, vendor management, and superior client service.
RESPONSIBILITIES:
Property Operations
Conduct regular property inspections and identify opportunities to enhance asset performance.
Oversee all aspects of day-to-day property operations including:
Manage preventative maintenance programs and capital improvement projects.
Negotiate, administer, and monitor service contracts to ensure quality performance and cost efficiency.
Client & Asset Management
Build strong relationships with property owners.
Prepare comprehensive monthly management reports including financial analysis, operational updates and property inspection summaries.
Lead owner meetings and conference calls while providing strategic recommendations to improve asset performance.
Collaborate with Leasing, Construction, Accounting, and Development teams to achieve ownership objectives.
Financial Management
Prepare annual operating budgets and capital budgets.
Monitor monthly financial performance and explain budget variances.
Review, code, and approve invoices.
Oversee rent collections and tenant account reconciliations.
Partner with Staff Accountants during CAM reconciliations and tenant inquiries.
Identify opportunities to control expenses while maintaining property standards.
Tenant Relations
Develop positive working relationships with tenants and serve as the primary operational contact.
Coordinate landlord work required for new leases and tenant buildouts.
Deliver premises in accordance with lease requirements.
Respond promptly to tenant maintenance requests and operational concerns.
Monitor tenant sales reporting.
Coordinate insurance claims, legal matters, defaults, and eviction proceedings when necessary.
Manage capital improvement projects while minimizing disruption to tenants.
QUALIFICATIONS:
Bachelor's degree in Business, Real Estate, Finance, or a related field preferred, but not required with supporting experience.
Minimum 5 years of commercial property management experience required.
