Edrington & Associates is a California-based real estate litigation consulting and expert witness firm. We advise attorneys on complex cases involving habitability, premises liability, property management, and brokerage standard of care.
We are seeking a senior real estate professional based in the San Francisco Bay Area (property manager, regional manager, or broker) to transition from operations into litigation consulting and expert witness work.

What You’ll Do
Consultant (Initial Phase):
- Review pleadings, discovery, leases, and property records
- Analyze habitability, maintenance, and standard-of-care issues
- Prepare timelines, summaries, and analytical memoranda
- Assist with inspections and case strategy
Expert Witness (Advanced Role):
- Prepare expert reports, declarations, and opinions
- Conduct inspections and site evaluations
- Provide deposition and trial testimony
- Consult with attorneys on litigation strategy
Compensation
- Base Salary: $100,000 – $140,000
- Performance Bonus: 15%–25% of collected billings
Expected Compensation Progression (Performance-Based)
- Year 1: $110K–$150K (ramp period; dependent on case flow and production)
- Year 2: $130K–$200K (increased responsibility and billable production)
- Long-Term: $150K–$300K+ for high-performing expert witnesses
Compensation is directly tied to:
- Billable work assigned and completed
- Case volume and firm growth
- Individual performance and progression to expert witness
Ramp and Work Flow
This role includes a ramp-up period as the employee is trained and integrated into active matters. Billable work and bonus compensation will increase over time as case volume grows and responsibilities expand.
Career Path
- 0–6 months: Litigation Consultant
- 6–18 months: Developing Expert
- 12–24 months: Testifying Expert (performance-based)
Who You Are
- Based in the San Francisco Bay Area (required)
- 10–25+ years in property management, brokerage, or real estate operations
- Experience managing multi-unit residential properties
- Strong understanding of maintenance, habitability, and standard of care
- Analytical, objective, and able to communicate clearly under pressure
Preferred Credentials & Background
- CPM designation or candidate strongly preferred
- CCIM and/or California real estate broker/agent license highly desirable
- Broker/agent with transaction experience is a strong plus
- Commercial real estate experience is beneficial but not required
