Our client is a privately held, fully integrated real estate company providing full-service third-party management and leasing services as well as ground-up development services, redevelopment of existing real estate and construction management. The portfolio includes 54 properties totaling over 5.5 million square feet.
This position is responsible for overseeing and managing the day-to-day activities of properties in the portfolio to protect and enhance the real estate assets. In addition, the individual will oversee multiple property managers and be responsible for communication and reporting to 3rd party clients. The selected candidate will be a collaborative team player with leadership qualities, which welcomes a challenge and is confident in their decision-making ability. The position reports directly the Executive Vice President.
Responsibilities
Direct, manage and mentor other property managers and assistant property managers.
Be responsible for the day-to-day operations of properties within the portfolio.
Develop strong collaborative relationships with all assigned property managers.
Maintain and develop strong relationships with 3rd party clients.
Respond 24 hours, 7 days per week to any tenant issue or property emergency.
Develop operations programs that contribute to the overall profitability, safety & productivity of the assets.
Resolve maintenance issues, develop preventative maintenance plans, administer property improvements, and oversee existing property conditions at all assigned assets.
With the assistance of PM’s and APM’s prepare the annual budget of each assigned asset for distribution and collaboration with clients.
Prepare monthly and quarterly variance reports for ownership groups and assists/reviews the reports produced by the assigned Property Managers.
Participate in and lead regular asset management calls with ownership representatives.
Provide oversight for property inspections on a regular basis to note and correct all property issues.
Assist in managing fiscal activities of the property including development and adherence to the budgets.
Recommend and implement property sustainability practices.
Evaluates property needs and recommends capital improvements across the assigned portfolio as required. Executes approved projects in a timely manner – ensures scope accuracy and compliance including all assigned Property Managers projects.
Develops relationships and serves as liaison to business partners and clients.
Establishes and maintains positive relations by attending various functions as a representative of the company, such as community events and ICSC conventions.
Acts as Tenant Coordinator and in oversight of assigned Property Managers, monitors on-site tenant construction for compliance with approved plans for all assigned properties. Works proactively with others to ensure meeting rent commencement dates.
Understand and report on market conditions, competition, community/ government issues, and economic development plans.
Requirements
10+ years of experience in managing retail shopping centers.
Four-year college degree preferred.
Creative abilities; able to think “outside the box”.
Demonstrated leadership and management ability.
Excellent organizational, communication, and interpersonal skills.
High proficiency of Microsoft software including Word, Excel, and Outlook.
Experience with Yardi and other accounting programs preferred.
Affiliation with ICSC and advanced Property Management specific certifications preferred.
Strong analytical and problem-solving skills.
Day and overnight reimbursable travel required (Very limited travel).
