SUMMARY:

The Property Manager supports and assists in the management of retail real estate in accordance with company policies. The Property Manager is involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of tenant leases. The Property Manager assists in the preparation of the annual budget, reporting and financial performance of the property.

RESPONSIBILITIES:

• Property Maintenance Issues.
• Manage Assigned Work Requests.
• Manage Vendors.
• Property Inspections.
• Lock Box Installation/Management.
• Proposal Request & Negotiation.
• Preventative Roof Maintenance.
• HVAC Preventative Maintenance.
• Construction Up fits.
• Tenant Coordination (Move-In / Move-out).
• Handle Tenant Issues.
• Handle Landlord issues with tenant.
• Daytime and limited overnight travel required.

KNOWLEDGE, SKILLS, AND ABILITIES:

• Understanding of laws, guidelines, and best practices of property management.
• Knowledge of construction including basic plumbing, heating and air, and carpentry.
• Proven ability to work on multiple projects from inception to completion.
• Excellent communication (verbal and written) and interpersonal skills.
• Exceptional time management and organizational skills.
• Strategic and critical thinking.
• Analytical and problem-solving skills.
• Result driven with an “eye for detail.”
• Comfortable working in a fast paced and team environment.
• Ability to read and understand contracts and blueprints.
• Budget management skills.

QUALIFICATION REQUIREMENTS:

• Bachelor’s degree preferred.
• Three to five years of retail facilities maintenance and management experience.
• Valid driver’s license.
• Experience with tenant relations.
• Ability to think strategically and prioritize completing tasks.
• Strong analytical skills.
• Proficient in MS Word and Excel. Experience in Yardi, SharePoint, and Concur are a plus.
• Vendor Management experience preferred.
