The anticipated base salary range for this position is $100K-110K per year. Actual salary will depend on several factors, including, but not limited to, experience, other job-related skills and qualifications as permitted by law. The Senior Property Manager role will oversee the day-to-day operations of an industrial and office portfolio. Overseeing a team of 3, you will manage a 4 MSF portfolio that includes Central Valley, Livermore/Pleasanton, San Leandro, Oakland, Fremont, San Francisco, and American Canyon.
About The Role
Requires in depth knowledge of financial terms and principals of property management including budgeting, forecasting, variance reporting, CAM Reconciliations.
Understands overall underwriting strategies and ROI for portfolio.
Oversight of collections. Monitors and investigates tenant delinquencies with property manager pursuant to company’s collection policy.
Oversee a team of three including two Property Managers and one Property Assistant based in Oakland.
Ensure property assistants are contacting tenants to learn the status of delinquencies to update accounting department.
Support real estate transactions including acquisitions, dispositions and financing.
Enforce commercial leases’ provisions and company’s rent collection policy.
Maintains excellent tenant relations by making regular rounds of the property and visiting with tenants to learn of their satisfaction or concerns with the property.
Responsible for resolving elevated tenant concerns regarding property tenant services by communicating with tenants on the phone, in writing, or in person, in order to maintain high tenant satisfaction.
Work closely with the Construction Manager in the completion of tenant TIs per the terms of the lease and in support of LBA’s interest.
Manage capital improvements in support of the business plan for the asset.
Oversee tenant space build-outs, tenant improvements in order to ensure high quality construction and compliance with construction drawings or building codes as requested by Regional Operations Manager.
Leads project management with monitoring the performance of contractors working on the property in order to ensure adherence to schedules, workmanship, work orders and budgets.
Participates in walking tours of vacant building spaces, as requested, to existing and prospective tenants in order to obtain new leases and renewals of existing leases.
Manages the annual budgets for the properties in portfolio by gathering expense information throughout the year and calculating future expenses based on this historical information.
Prepares monthly and/or quarterly property financial reports (such as variance and activity reports) for corporate office and Regional Operations Manager to review.

Be responsible for after-hours and emergency on-call coverage.
Ability to solve practical problems, deals with a variety of concrete variables in situations where only limited standardization exists, provide input and propose solutions.

Work to build relationships with vendors, brokers and business community members.
What We Are Looking For In A Candidate
Minimum 5+ years of property management experience preferably with industrial assets.
California Real License required.
Bachelor's degree from four-year college or university; or two to four year's related experience and/or training; or equivalent combination of education and experience.
Practical knowledge of safety rules, operating and maintenance instructions, and procedure manuals.
Strong knowledge of Microsoft Office, including Word and Excel is required; Argus Enterprise and MRI a plus.
Ability to travel to multiple locations as required.
Excellent analytical, organizational, interpersonal and communication (written and verbal) skills required.
