ESSENTIAL DUTIES and CORE RESPONSIBILITIES:
Other duties may be assigned as situations arise to accommodate as needed regarding property management of shopping center.
Ensure Butler Town Center, North, and Plaza properties are clean, and well-maintained while fulfilling the corporation’s high standards for its shopping center
Ensure all properties are in good standing, including resolving any violations per the City of Gainesville
Interact with all internal and external partners in a professional manner
Responsible for responding to and following up with all emergency situations at each property and if needed
Inspecting properties and arranging for repairs as required
Oversee day-to-day property management administration functions and maintenance supervision
Arrange contracts for maintenance, trash removal, landscaping, security, safety, and other ongoing property management services
Prepare budgets and work with the accounting team to fulfill CAM reconciliations
Collect, qualify, negotiate, and budget vendor contractual quotes and execution
Oversee property contracted services, negotiate, and prepare contracts, and manage external vendors
Monitor vendor performance to assure full compliance with standards, expectations and warranty of work
Investigating, resolving, and responding to tenant needs

Bachelor’s degree in business or related field
5+ years of commercial property shopping center management experience
Must demonstrate an ability to be part of a team
Knowledge of CAM estimating, and reconciliation experience is required
Ability to multi-task and work in an open office environment.
Strong customer-first service skills
Excellent written and verbal communication skills.
