Our client, a family-owned and operated shopping center owner and manager has been in business for over 50 years. Over the years, they have expanded their portfolio which now includes over 25 retail properties throughout the Southeast. Our client is seeking to hire a Senior Property Manager who will manage the property management department. The Senior Property Manager will work in conjunction with the Assistant Property Manager and will report to the Managing Directors. Key components of the position are outlined below and will involve communication and follow-up with the tenants, leasing agents, vendors, and contractors.
Summary of Job Highlights:
Communication with the tenants via email and phone – handling maintenance issues and requests, coordinating with contactors.
Monthly site visits to property - complete the “Property Inspection” form – follow up with vendors on open items and/or tenants on items to be addressed.
Visit with tenants during site visits.
Prepare CAM budgets and track the budgets throughout the fiscal year.
Assist with the annual budgeting for properties, including writing scopes of work and requesting bids from contractors.
Bidding out large projects – forecasting, monitoring, and maintaining annual operating and CAPEX budgets and schedules
Oversee and coordinate with third party (out-of-state) property managers.
Maintain weekly schedule for maintenance personnel.
Sourcing new vendors - negotiation and implementation of vendor contractors (Insurance, W-9, signed paperwork, proposal on file)
Research new products and services that could add value, improve services, or reduce our client’s costs
Work on special projects on an as needed basis (i.e., tenant move in coordination, vacant suite procedures, etc.)
Work in conjunction with the assistant property manager and foster mentoring environment
Add unit and property memos to Yardi (property management software) for completed projects (i.e., HVAC install).
Utilize ClickUp and Google Calendar to maintain key dates for fire sprinkler inspections, backflow inspections, hydrant inspections, etc.
