Whitney Commercial Real Estate is seeking a property manager with an enthusiastic interest in joining the region's premier commercial real estate company.

KEY ROLES & RESPONSIBILITIES
Manage daily operations of the assigned portfolio
Site visits and inspections per contract or as needed
Identify issues as they arise
Oversee vendor assignments and follow-up
Ensure all maintenance is being performed including systems such as HVAC, safety, mechanical, electrical, etc.
Develop a preventative maintenance system for each property
Oversee property safety
Address potential negligence and liability concerns and ensure all vendor and tenant COI’s are recorded and up to date
Negotiate and approve contracts
Monitor aging reports and collections
Review, code, and approve invoices
Create and follow annual budgets
Identify Capital Improvements and oversee per owner/landlord approval
Analyze market trends and recommend lease rates
Continuously build and maintain tenant, owner, vendor, and team relationships and interactions
Attend and conduct management meetings with landlords and owners
Attain new clients and management accounts
Produce monthly owner reports
Work with support divisions within the company such as marketing, admins, accounting, etc.
QUALIFICATIONS & EDUCATION
Property Management experience
Exposure to commercial real estate
Bachelor’s Degree or higher
Real Estate License is a plus
Certified Property Manager designation (CPM) is a plus
Strong analytical, math, and problem-solving skills
Ability to read and understand financial reports
Experience analyzing and understanding leases agreements and terms
Successful project management ability
Exceptional organizational skills
Working knowledge of Microsoft Office, Google Docs and Yardi
Candidates must have a valid North Carolina driver’s license
Will be required to travel to offsite locations and will need to use personal vehicle
