The Senior Property Manager leads the property’s management and administration efforts of the assigned office buildings and ensures the properties runs smoothly. The typical scope of responsibility includes a combination of hands-on involvement and delegation of authority to team members in tenant relations, property events, security, property administration, contract performance, property appearance, property inspection, community relations, and periodic reports to clients, tenants, and Jamestown departments.
This position will have oversight of Class A office space and some retail across multiple assets in Atlanta.
Demands of the job may sometimes require work outside normal business hours.
ESSENTIAL JOB FUNCTIONS:
Manage the asset in keeping with Class A office standards.
Closely observe and continually appraise employee performance and conduct. Take measures to maximize both team and individual productivity.
Ensure team members’ adherence to policies, effective time management, quality assurance, and best practices for getting things done.
Oversee work and implement controls to ensure effective contractor performance, safety, and compliance with contract terms.
Oversee property inspections including daily walks and quarterly night audits.
Maintain outstanding property appearance.
Develop, maintain, and administer property rules and regulations for tenants and contractors.
Advance the property’s and the company’s goals and programs for sustainability and corporate responsibility.
Prepare the budget with meticulous attention. Take measures to prevent avoidable variances.
Know the significant terms of each lease. Administer and deliver upon the terms by ensuring conformance to the stated obligations of tenant and landlord.
Support broker relationships and the leasing process.
Keep track of feedback from tenants. Attain good ratings in tenant satisfaction surveys and follow up imperfections with responsive action plans.
Focus on maintaining excellent tenant relations by developing and sustaining proactive tenant contact, appreciation events and outreach programs.
Ensure that service is prompt and responsive and that complaints are effectively resolved.
Develop and implement plans and programs for the safety and security of tenants and property.
Minimize exposure to liability by enforcing compliance with guidelines, regulations, and policies.
Identify and address safety hazards.
Ensure tenant adherence to lease obligations.
Project capital improvement needs. Monitor and manage capital expenses. Solicit and analyze proposals for capital projects as directed by supervisor and published policy.
Work with Creative and Marketing representatives on tenant services and tenant retention initiatives.
Coordinate holiday programs in conjunction with the Creative team.
Arrange for, coordinate, and organize property special events, including those planned or conducted by third parties.
Make certain that comprehensive, detailed plans are in place to instruct tenants and the property management team on how to prepare for and respond to emergencies of all types. Periodically check to see that the emergency action plans are current.
Evaluate each emergency evacuation drill conducted for effectiveness of the property team’s response; the quick, safe movement of occupants to safe places; and protection of the property owner’s interests.
MINIMUM QUALIFICATIONS REQUIRED:
Education and Experience:
A minimum of a Bachelor’s degree in business, finance, or other relevant field of study.
A minimum of five years’ experience as a senior property manager or property manager of Class A multi-tenant office or mixed-use properties.
Understand full service lease requirements, work-order systems, BMS and automation.
Understand associations, reciprocal easement agreements and allocation of shared CAM.
KNOWLEDGE, SKILLS, AND ABILITIES:
Demonstrated ability as a leader and manager.
Proficiency in use of computer applications, including Microsoft Office and property management software.
