JOB SUMMARY
The purpose of this position is to manage multiple functions of building operations and maintenance of facilities within a region. Scope of services in the region include GxP Production and facility maintenance, janitorial services, and additional services provided by outside suppliers. The Regional Facility Manager (RFM) will serve as the Facility Manager (FM) of their home site and supervise the FM's based in the other sites within the region. The RFM will lead a team of Managers, technical and non-technical Maintenance Technicians, Engineers, and other administrative staff (i.e.: Planners, Data Admin) working within the facilities of a Life Sciences client. The role will report to the Alliance Director of the Life Sciences account.
The ideal candidate will be located in Kansas City, KS, Ft. Dodge, IA or Clinton, IN.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Develops and maintains positive relationships with clients. Conducts client meetings, communicates to clients regarding regional facilities performance, including monthly business reviews. Communicates to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
Manages the operations and maintenance of facilities within a region.
Manages the vendors employed to supply various services. Manages expectations for vendor quality and works with Sourcing team to evaluate changes and improvements to the supplier base.
Develops long and short term strategy to execute savings and growth plans. Responsible for the continuous improvement plan for the sites in the region.
Responsible for all FM related spend in the region - likely to be between $5-10 million total, as well as achieving year on year cost reduction objectives.
Manages facilities staff to deliver expected service levels to the client within the prescribed budget.
Develops policies and procedures to ensure that client contract specifications are fulfilled.
Prepares presentations to management and client to obtain approval for projects and initiatives.
Develops and recommends strategic facility management objectives for clients. May be asked to prepares capital project budgets. Prepares periodic operating budget variance reports.
Responsible for facility inspections for quality assurance on a periodic basis. Ensures facility procedures comply with local, state, and federal regulations.
Uses pc for work order system, email, ESS and training.
Will travel to all sites within the region - total amount of travel is estimated to be 25-50%

SUPERVISORY RESPONSIBILITIES
Provides formal supervision to individual employees and Managers within the region. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
QUALIFICATIONS

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of six years of related progressive experience and/or training. Bachelor's degree is preferred, with focus on technical or management areas. Type of degree preferred is Engineering in Mechanical, Electrical or Industrial space.
Facilities Management experience in Life Sciences/ Pharmaceutical GMP/ FDA regulated environment highly preferred.
Highly prefer technical upbringing along
CERTIFICATES and/or LICENSES
Facility Management certification preferred. Driver's license may be required.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, and other summaries using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. Experience in managing multi-million dollar budgets is a must
