Investment Properties, Inc., an established Real Estate Development/Asset management firm which has developed and manages over 1,000,000 square feet of Class A office, industrial and retail space, is seeking a Property Manager for our Rockville office.
The Property Manager will be responsible for the day-to-day management of a mixed portfolio of Class A industrial and retail properties located in Rockville and Gaithersburg MD. Our Tenant mix includes high profile national credit tenants such as Amazon, Ferguson, Grainger, FDA, and NIH.
Key Responsibilities:
Responsible for the maintenance of the property and the bidding and execution for all service contracts.
Oversight of administrative and engineering staff.
Annual budget preparation and implementation.
Monthly financial reporting.
Maintain strong relations with tenants.
Day-to-day management of all functions of the properties assigned including rent collection, payment of expenses, invoice approval and expense control.
Manage relationships with vendors performing all maintenance and improvement functions across the portfolio.
Interact regularly with owners to ensure that objectives are met.
Qualifications:
Required:
3-5 years of experience in commercial real estate or property management.
Excellent verbal and written communication skills.
Self-starter with excellent time management skills who is organized and decisive.
Strong customer focus, ability to build, develop and maintain relationships.
Committed and trustworthy.
Working ability through experience to comprehend, analyze and interpret complex business documents.
Capability to lead and motivate employees.
Proven ability to forecast and prepare budgets.
Ability to prioritize and solve issues with excellent analytical and quantitative skills.
Intermediate level proficiency with current Microsoft Office software, email and internet research.
Preferred:
Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate or related field or relevant experience.
Working knowledge of SKYLINE or other accounting software.
