Our client is a national retailer with nearly 2,000 retail stores coast-to-coast. They are seeking a Real Estate Manager to be based at the corporate office in southern Texas and will be responsible for supporting the Real Estate Department as a deal maker in an assigned territory.
Key Responsibilities
Execute the real estate strategy from site feasibility through lease signing and store opening
Negotiate business terms and letters of intent for new store leases, relocations, closures, and renewals
Drive high occupancy cost savings through the renegotiation of leases
Proactively manage a high-volume renewal pipeline in advance of critical lease action dates
Facilitate the resolution of operational lease issues with landlords
Develop/manage relationships with landlords, brokers, development partners, Company leadership, and Company internal partners in Construction, Legal, Store Maintenance, Lease Administration, Finance, and Store Operations
Conduct market tours with brokers and field partners to analyze existing locations and perform due diligence for new sites.
Prepare and present real estate committee packages for deal approval
Maintain and update real estate document databases for all assignments
Represent the Company at ICSC meetings
Other duties as assigned
Key Qualifications
Bachelor’s degree in business, real estate, or related field highly preferred
Minimum 5 years of experience in retail real estate representing a large high-volume retailer.
Excellent written and oral communication skills
Strong negotiation skills with a proven track record of closing over 100 deals per year and obtaining occupancy cost savings.
Strong organizational skills and the ability to work in a fast-paced environment with a high volume of annual real estate transactions.
Strong knowledge of retail leasing concepts, store P&L analysis, store construction practices, and lease clause interpretation
Proficient with Excel, PowerPoint, and other Microsoft Office products
Ability to travel up to 30% of the time
